Real Estate & Commercial Property
Portfolio energy procurement, embedded networks and solar for Australian property owners. Independent, transparent, and proven to cut portfolio costs.
Fragmented portfolios. ESG pressure. Embedded network decisions.
Fragmented multi-site portfolios
Hundreds of meters across common areas, tenancies and assets, each with different retailers, tariffs and end dates, and no single source of truth.
Embedded network decisions
More than 200,000 Australians are supplied through embedded networks, in apartment buildings, shopping centres and retirement villages. They're long-term commercial infrastructure calls, and renewals negotiated without full-market tension leave money on the table and expose owners to occupant-fairness risk.
ESG and ratings pressure
Ratings read straight into value: research has found Australian offices with strong NABERS Energy ratings sell at a meaningful premium per square metre over unrated buildings. Tenants, valuers and capital partners are all watching.
Recoverability and outgoings
Billing is where energy problems surface: the majority of complaints to the NSW energy ombudsman in 2024-25 were billing-related. Errors and unoptimised network charges leak through outgoings reconciliation, usually unnoticed until they're material.
How Utilizer supports property owners and managers
- Portfolio procurement. Electricity, gas and LPG tendered as one coordinated book across the full market. This is the approach that cut a national portfolio's electricity costs by 18.9% and secured a 35% LPG discount.
- Embedded networks, productised. A clear set of offerings rather than a technical service: full-market renewals, new development setups, embedded network benchmarking, and owners-corporation support. Strong commercial outcomes for the owner, fair and transparent results for occupants.
- Straight answers, not always procurement. A tender isn't always the right move. Where the better answer is advice, benchmarking, a contract held as-is, or legal and compliance work through our partners, that's what we'll recommend.
- Renewables and efficiency. Solar and efficiency programs that reduce grid reliance, lift ratings and add asset value across the portfolio.
- Energy management and analytics. Every invoice validated, every network tariff reviewed, whole-portfolio visibility through the Empower Portal.
- 18.9%
- electricity cost reduction across a national property portfolio
- ~700
- connection points consolidated under one national framework for a single client
- 35%
- LPG discount secured in the same coordinated strategy
Frequently asked questions
What can and can't we do inside an embedded network?
Embedded network customers have a legal right to buy from an authorised retailer of their choice, but retailers aren't obliged to make those offers and in practice many don't, so choice is limited (and the rules differ in Victoria). As an owner you can renegotiate the network agreement, benchmark it against the market, and restructure at renewal. What nobody should do is sign or roll over an agreement without testing it. We support both sides of that conversation, and bring in partner legal and compliance specialists where the rules get technical.
Who bills the tenants in an embedded network?
The network owner, or their appointed operator, on-sells energy to occupants. We structure the arrangement so the owner captures the commercial value while occupants get fair, transparent pricing, and we run the market process independently.
Our embedded network agreement is coming up for renewal. What should we do?
Don't roll it over. Renewals negotiated without full-market tension leave money on the table. We test the entire market, as one of the first movers in independent embedded network procurement in Australia, and let the result speak for itself.
A tenant says they can get a cheaper rate elsewhere. How do we respond?
Ask for the comparison. When one tenant tested a client's agreement against a broker promoting lowest market prices, the negotiated contract came out cheaper on both peak and off-peak rates.
One strategy for every site, meter and tenancy you manage.
Ask for a portfolio energy review. We'll map your contracts, embedded network positions and solar potential, and show you what a coordinated approach is worth.
